Signs of differential settlement
Diagonal cracks near windows or doors, stair-step masonry cracks, floors that slope, separated trim, and doors that no longer latch can appear when one part of a structure moves differently from another. These symptoms can have other causes too, so they should be evaluated together.
How stabilization is approached
When the footing is no longer adequately supported, a repair plan may use underpinning or pier systems to transfer load to more reliable bearing material. The specific method depends on access, structure, soils, movement, and engineering requirements.
Repair the cause, not only the finish
Patching drywall or mortar can hide a symptom without stopping movement. If settlement is active, stabilization generally comes before cosmetic repairs so the underlying movement can be addressed first.
